HOME / Issue 01

A newsletter about real estate, real decisions, and what it really means to find your place.

Why now.

There's something in me that can't work any other way but for myself.

I've been in real estate for over a decade. Quietly doing deals, helping people move, building relationships. But the entrepreneur in me kept pushing, stop working in the background, build something with your name on it.

So that's what this is. My own brand, my own voice, under my own name, with Corcoran Horizon Realty behind me. Not a relaunch. Just the next level.

And HOME is part of that. A place to share what I'm seeing in the market, what's actually happening on the ground, and the kind of honest insight that helps you make smart decisions, whether you're thinking about moving now or just keeping an eye on things.

The first chapter.

220 Mayfield Ave in Waterloo just sold firm. 16 days on market. Over asking.

In a market where the average home sits for 37 days and 80% of properties sell under list price, that's not luck. That's what happens when no stone is left unturned.

From the outside it looked like a classic brick bungalow, the kind of home that gets overlooked. But inside, someone had spent years reimagining every detail. A kitchen built for the way people actually live. A grand room with a stone fireplace that stopped you in your tracks. Spaces that made you feel something when you walked through them.

That home deserved to be seen properly. The photography, the marketing, the strategy, the positioning, everything was intentional. The work was put in and the results followed.

It sold. And the next family is about to write their chapter in it.

What HOME is.

Every few weeks I'll land in your inbox with a short, honest look at what's happening in Waterloo Region real estate. No jargon. No fear tactics. No fluff.

Just real insight from someone who's paying attention and who wants you to feel confident whenever the time comes to make your move, whether that's tomorrow or three years from now.

Thinking about your next move?

In an unpredictable market, the difference between a good result and a great one usually comes down to preparation, presentation, and strategy. Those are the things I can control, and the things I never cut corners on.

If you or someone you know is considering buying or selling in Waterloo Region, I'd love to have a conversation about what's possible.
